THE VISION
This large-scale residential renovation aimed to modernize a traditionally compartmentalized home into a spacious, functional, and luxurious living environment. The client’s goals included updating finishes, improving layout efficiency, and expanding the home’s footprint—all while maintaining the charm of the original architecture.
THE GOAL
-
Improve overall layout and circulation
-
Add functional square footage, including a luxury primary suite and guest space
-
Upgrade kitchen and living zones with modern amenities and high-end features
-
Introduce smart systems and energy-efficient infrastructure
-
Preserve the home’s character while bringing it up to today’s luxury standards
Our Approach
01
Interior Gut Renovation
For the interior gut renovation, we began by demolishing all non-structural interior walls, bathrooms, and the kitchen to create a blank canvas. From there, a new floor plan was designed to enhance spatial flow and improve connectivity from room to room.
02
350 sq. ft. Rear Addition
The home’s footprint was further expanded with a 350-square-foot rear addition. This addition makes room for a luxury, spa-inspired primary bathroom featuring a soaking tub, walk-in shower, dual vanities, and heated floors. It also accommodates a dedicated guest suite with its own en-suite bath and a private second-floor terrace, ensuring both comfort and privacy for visitors.
03
Bathroom Overhaul
Bathrooms throughout the home received a complete overhaul. The total count was increased from four to six, and every existing bathroom was fully renovated with custom tilework, vanities, and fixtures. A new powder room was added near the pool, along with an additional en-suite bathroom for guests.
04
Kitchen & Living Spaces
The kitchen and living spaces were redesigned to reflect modern living. The open-concept kitchen now includes professional-grade appliances, a walk-in pantry, and a dedicated bar area. The living room was expanded to include a gas fireplace, custom built-ins, and a coffered ceiling with integrated smart lighting, creating a warm yet sophisticated space for everyday life and entertaining.
05
Mechanical & Smart Systems
Mechanical and smart systems were completely upgraded. The HVAC system was replaced with a zoned, energy-efficient model featuring advanced humidification. The entire home was rewired and re-plumbed, and an integrated smart home system was installed to manage security, lighting, climate, and AV seamlessly.
06
Finishes & Custom Features
Finally, the finishes and custom features bring a layer of refinement to the project. Wide-plank hardwood flooring runs throughout the home, complemented by designer lighting, custom millwork, and built-in cabinetry. A new mudroom was created, and the first-floor laundry was relocated to include a utility sink and additional storage, blending functionality with elevated design.
“What started as a dated, compartmentalized layout is now a spacious, elegant, and incredibly functional living space... Every room now feels intentional and luxurious. It’s not just a renovation—it’s a complete reimagining of our lifestyle."
